EvidLYCommercial Kitchen Risk Management

Property management risk assessment · free · about six minutes

What does a tenant’s missed work cost your center?

Your tenants are supposed to keep the hood cleaned, the suppression system inspected, the pest control current and the permits renewed. This assessment takes one center and shows you, system by system, what lands on the building, the building policy, the other tenants and the owner when a tenant has not had the work done. Every gap is rated Critical, High, Medium or Low by what it exposes, with the date the record lapsed and who will ask you for it.

Your lease and what you would know

If a tenant's hood cleaning, suppression inspection, pest control or any other required service lapsed, how would you find out today?
Does the lease require food tenants to send you service records?

Every tenant’s property policy carries conditions, and a protective safeguards endorsement names the systems the tenant must keep in service. When the tenant’s insurer denies a claim because a required service lapsed, the loss still happened in your building, and the next call is to the owner’s carrier.

Your answers are used two ways: to give you your result, and — anonymously, in totals of ten or more — to improve fire and food safety education. They are never sold and never shared with your name on them.

This assessment describes exposure in general terms from the answers given. It is not insurance, legal or code advice. Consult your insurance professional and counsel.
